Your home is worth exactly as much as someone is willing to pay for it. It’s not worth what an appraiser says, (unless they want to buy it), and it’s not worth what you have in it or what you may feel you need to get out of it. Your home isn’t even worth what I say it is unless I find a buyer who agrees with me and qualifies to purchase the property.
So where does this leave us regarding value? The bottom line is that your property is worth different amounts to different people. It’s worth one amount to the bank if you want to refinance It’s worth another amount to you if you love it and never want to leave. It’s worth yet another amount to a prospective buyer.

There are three factors that determine how quickly & for how much a home will sell for: location, condition & price. You can’t do anything about the location. You CAN improve the condition, but most importantly, you must price it properly.
